About Us

machineKevin Burnley
began his career in the field of residential construction in 2006 after completing his Bachelor of Science in Biology and Master of Business Administration at Augusta State University. He worked as a superintendent at Choice One Homebuilders, Inc. and began running day to day operations and continues to build several homes a year with Choice One Homebuilders, Inc. At the height of the recession Kevin opened Dependable Home Inspections in the fall of 2009. What began as performing just general home inspections for new and existing residential construction has blossomed into performing energy efficiency services, environmental services, and inspections for a number of government assisted programs. In early 2016, after 2+ years of work and preparation, a disaster restoration business became fully functional and serves in water, fire, smoke, mold, sewage, biohazard, and storm damage jobs.

Kevin is a licensed residential/light commercial contractor in Georgia. He holds certifications in asbestos inspections, lead inspections/risk assessments, and Home Energy Rating System (HERS) and is IICRC certified in fire and smoke restoration, odor control, water damage restoration, and applied microbial remediation.

plasticbarrierOur expertise is in the construction industry. We have been performing home inspections since 2009 and produce an easy to read computer generated report complete with photos for easier identification of deficiencies. Georgia does not require licensing for home inspectors so it is important to understand the qualifications of your home inspector.

We specialize in home energy efficiency and environmental services. We perform blower door testing and duct seal testing and perform energy audits as a Home Energy Rating Systems (HERS) rater. We can perform these tests for homeowners who are considering making energy efficient upgrades to their home and show them which upgrades will provide the greatest return on investment. We work with existing home programs such as Georgia Power’s Home Energy Improvement Program and with new home programs such as Georgia Power’s Earthcents program. Both programs provide rebates to homeowners and builders.

Our goal is to continue to further our education in building science. Codes constantly change the construction industry and home inspectors must keep up with these changes or get lost in the changes and provide clients with poor information. We achieve a minimum of 24 hours of continued education each year but we are averaging many more hours than that.

Home Inspectors are not all equal. Shop around and find an inspector that you feel is most qualified for your business. We would love to discuss the benefits of hiring us as your inspector.
